    First Speculative Industrial Building Breaks Ground in Bastrop County

    Elgin, Texas, is about to make history. The Elgin Economic Development Corporation has approved a deal for the city's — and Bastrop County's — first speculative industrial building, which will serve as a cornerstone of the city's Innovation Way industrial park.

    The new 120,000-square-foot Class A facility gives Elgin something it has never had before: ready-to-lease, move-in-fast industrial space built before a tenant even signs, giving the city a competitive advantage in attracting suppliers to SpaceX, Samsung, and beyond.

    Why This Is a Big Deal

    For years, companies looking to expand in Bastrop County have faced the same problem: land is available, but buildings are not. Spec construction — building first and leasing later — is the fastest way to land a tenant, but it's notoriously hard to finance without a tenant already lined up.

    Elgin found a way to make it happen anyway. The EDC structured a purchase-and-sale agreement that requires the developer to break ground within 18 months and invest at least $10 million in construction, with a built-in master lease safety net to keep the project bankable.

    The result: a shovel-ready path to a major industrial development in the region, and the first of its kind in Bastrop County.

The EDC is here every step of the way, working hand-in-hand with the developer and prospective companies to fill any gaps and make sure this project lands the right tenants for Elgin's future.”

    Built for the Region's Biggest Supply Chains

    Elgin sits about 19 miles northeast of Austin, in the heart of a corridor that's rapidly becoming Central Texas's advanced manufacturing backbone. The new speculative building is Elgin's next step in capturing the region's industrial growth, providing a move-in-ready facility for suppliers looking to locate near industry leaders like:

    • SpaceX — whose South Texas and Central Texas operations depend on a deep bench of precision manufacturers, machine shops, and parts suppliers.
    • Samsung — whose massive semiconductor investment in Central Texas has already pulled specialized suppliers into Elgin's industrial park.

    Elgin isn't starting from zero. The city's industrial park is already home to established manufacturers:

    • Yerico Manufacturing — a homegrown semiconductor supplier
    • Carr Lane Manufacturing — a specialized precision-parts maker
    • Sykes Industries — a custom plastic molding company
